Before you build an integration
How does Rent Manager API authentication work?
The published RM12 overview authenticates a user through Authentication/AuthorizeUser and returns a token for the X-RM12Api-ApiToken header. User permissions control resource access. Confirm API entitlement, the company endpoint and any provider approval before building; technical authentication does not establish a commercial right to connect.
How is Open Access different from the Rent Manager Web API?
The Web API documents resource reads, writes and named actions. Open Access is advertised as mirrored read-only views of the Rent Manager Online database for custom queries and applications. Confirm its connection protocol and refresh contract (read-only views do not provide the API’s write capability).

The public pricing page compares Basic, Plus and Premium without an API-specific rate card. Ask for the Web API and Open Access charges separately, along with included usage, required plan and activation time. An unpublished price remains unresolved; it does not mean access is free or unavailable.

Cost, authentication and limits
The public pricing page shows Basic, Plus and Premium bundles without an API rate card. Confirm Web API and Open Access fees, entitlement and activation time for your account. The technical overview documents per-company rate-limit headers and HTTP 429. Its sample header values are examples, not a universal quota; its pagination section states a 1,000-record page ceiling that should be checked against the account’s current API help.
Check API entitlement, credential ownership and rate limits for the route you intend to use. Include review fees, customer-plan upgrades and ongoing access charges in the total.

External action
Collection POST requests create or update records, instance POST requests support partial updates, and action resources perform named work such as posting recurring charges. Permissions and UpdateDate concurrency checks govern writes; HTTP 409 requires fetching the latest version before retrying.
Validate the supported operation, acting identity and permission scope (read access does not imply write permission). Ambiguous retries and revoked credentials also affect whether an external workflow can run safely.

Useful ongoing access includes corrections and deletions, not only the first export. A failed request, changed filter or lost resource permission should not be interpreted as a deleted record.

Data exit and portability
The Web API returns structured records with identifiers and links to related resources, which customers can retain before migration. This establishes a scoped data copy, not a complete database backup or attachment archive. Cancellation retrieval rights remain unresolved.
Test the output against the destination’s required fields and history. Check stable identifiers, relationships, attachments and extraction time; a sample file proves only the coverage of that sample.
BUILD / INSPECT / REUSE
Business logic and customization
The API supports external application code. The product page also advertises configurable tabs and record-creation wizards, but native definition export, ownership and independent execution rights were not established. The score credits the documented external integration path (native customization needs its own evidence).
Custom API access, ownership of workflows and the right to export their definitions are separate questions. A custom-app capability alone does not establish that business rules can move to another system.
