The practical difference
For a customer-managed integration, investigate Buildium Premium's scoped keys and supported resources. For an AppFolio application, establish Plus or Max entitlement and the consent required for the chosen third party. A working read endpoint or webhook does not establish complete migration, and neither product's reviewed route settles every file, historical record or native workflow.
This comparison covers customer control over AppFolio Property Manager and Buildium. The assessment below retains each product, route and source date; product features and native workflows need their own product evaluation.

Access and price: plan entitlement comes first
AppFolio's residential Property Manager comparison advertises read-only API access on Plus and read/write access on Max. Its Max terms separately govern third-party access, and Stack partner onboarding has its own approval process. A customer plan purchase and permission for an outside application are separate checks.
Buildium's Premium plan includes Open API and currently starts at $400 per month. That is a subscription starting price, not a standalone API surcharge or a complete implementation quote. An administrator enables the API and creates keys with entity and read-only restrictions (marketplace distribution is a separate route).

Queries and writes: verify the resource and grant
Both reviewed API portfolios expose structured records with resource-specific filters. AppFolio's Stack catalog includes accounting, leasing and maintenance objects, with named create/update operations such as leads. An advertised warehouse delivery option is separate from querying the live application with SQL; establish its entitlement and coverage before designing around it.
Buildium documents collection extraction and create/update operations across properties, leases and accounting. A key restricted to GET requests cannot perform those writes. For either product, test the exact fields and business prerequisites your workflow needs, rather than treating a broad API label as permission for every accounting or operational action.

Changes and recovery: delivery is only part of sync
AppFolio documents updated-since filters and LastUpdatedAt fields for selected resources. These support repeated refreshes, but the reviewed contract does not establish complete deletion identities or retained replay. Design recovery around each selected object and confirm how removed records are detected before relying on a complete mirror.
Buildium webhook events identify selected entities and operations, including documented applicant deletion events. Delivery can duplicate or arrive out of order; failed callbacks receive bounded retries before delivery stops. Keep reconciliation alongside notifications. A deleted-applicant event does not prove deletion coverage for every resource, and callback retry is not an indefinite history service.
Exit and workflows: inventory what the copy omits
Structured API responses can supply records outside either product. AppFolio also advertises extended data access through a separately entitled warehouse route. Neither reviewed portfolio certifies a complete restoration of files, relationships, historical versions and customer configuration. Plan and validate the extraction while account access remains active.
AppFolio documents native workflow templates, while Buildium's reviewed route supports external integration code. Those are different ways to automate work. Ownership, reusable export and independent execution of native workflow definitions remain unresolved, so include the executable rules and their dependencies in an exit assessment rather than assuming a record export preserves them.
